Getting a Low Interest Rate is a lot like Playing Golf
First, When playing golf, you need to know what the PAR is for each hole on the course.
When shopping for the best interest rate... you need to know what the true PAR rate is.
(The true PAR rate is the interest rate before origination, underwriting & and other fees are included in the rate)
A Bogey is always one stroke over PAR
In Golf... a "Bogey" is when you are 1 stroke over the holes PAR.
In lending.... anything over the PAR rate is called an Origination Fee.
Lenders charge an Origination Fee up to 2.75% of the loan amount which can be rolled into the rate.
Alternatively, the Origination Fee can be paid by the Seller which is a Seller Concession.
The maximum seller contribution depends on the loan program you choose.
6% is the maximum Seller Concession for VA, FHA & USDA loans
For Conventional Loans are 3 Tiers:
• < 10% Down - Maximum Seller Concession is 3%
• 10% Down to 25% Down - Maximum Seller Concesion is 6%
• > 25% Down - Maximum Seller Concesion is 9%
Some Golf Courses Cost More... So do bank loans
In Golf... the nicer the course & the club... the more you will pay.
In lending... the nicer the bank's offices... the more overhead they have... and the more you will pay.
