This Investor Only Loan Program is not for Owner Occupied buyers. It is not for a buyer who is looking for a primary residence or 2nd home purchase or refinance.
A DSCR loan is a mortgage that uses the properties ability to generate income as the basis for qualifying for the loan instead of the investors income.
The ability for the property to generate enough income is determined by an appraisal with a 1007 rent addendum that shows how much properties in the area are able to generate in rent income. Typically, the lender is looking at long tern renters, not VRBO and AirBNB short term rents. Some lenders will allow short term rental income especially if a previous 12 month history of income can be shown.
A ratio of ≥ 1.00 means the property makes enough for cover the monthly principal, interest, property taxes, hazard insurance and home owners association dues.
